Ten home upgrades that actually pay off

Real Simple has a list of 10 home upgrades you can make that will actually pay off when you sell your house. Highlights from the list:

  1. Painting your house, inside and out (pale yellow homes sell faster and for more money, apparently);
  2. Updating the kitchen, as long as you don’t go overboard;
  3. Updating a bathroom, again, as long as you don’t go crazy; and
  4. Put in a swimming pool.

Most of the upgrades are cosmetic, like landscaping. Upgrading mechanicals rarely gets you much in the way of value, except for big things like energy-efficient windows or central air.
